New energy labels
From 2030, the current energy label system with ratings like A+++++ will disappear and be replaced by a clearer and stricter system. Not only in the Netherlands but across all of Europe the rules will be overhauled. Whereas the current system mainly looks at the use of fossil energy, starting in 2030 the focus will shift to the total primary energy consumption, including sustainable sources such as solar and wind.
Energy labels will be completely renewed
This means the energy label will become more than just a simple letter. An additional designation will be introduced: ZEB, or Zero Emission Building. In the future, two homes might both have an A label, but only the one with the ZEB mark will meet the standard that will become mandatory in 2050. This makes the new system not only fairer but also much more meaningful.
New calculation method
The calculation method for determining your label will also change. The current NTA 8800 will be phased out and replaced by a more practice-oriented approach. This new method will consider factors such as the average use of the home, the efficiency of installations, future climate conditions, and collective solutions such as district heating networks.
Monument buildings and lending standards
The first changes will appear sooner than you might think. Starting in 2026, monument buildings will also be required to have an energy label when being sold or rented out.
In 2027, a revision of mortgage lending standards and the housing valuation system will follow, as these are currently still partly based on the energy label.
