The WOZ-value has increased: wat are the consequences?

The WOZ value of homes has risen again. For many homeowners, this means higher costs. This is because your WOZ value determines how much property tax you pay, but also how much imputed rental value (eigenwoningforfait) you must declare in your income tax return. Do you doubt whether the value is correct?

How is the WOZ value determined?

The municipality determines the WOZ value each year. It is based on the estimated selling price of your home on January 1 of the previous year. This estimate is made using the sale prices of comparable homes, the location, and the condition of your property.

Why is the WOZ value so important?

Your WOZ value affects several taxes and charges:

  • Property tax (OZB): municipalities base this tax on the WOZ value.
  • Water authority tax: water boards use the WOZ value to calculate certain levies.
  • Income tax: the WOZ value is used as the basis for calculating the imputed rental value (eigenwoningforfait).
  • Inheritance and gift tax: the WOZ value plays a role in inheritances and gifts involving real estate.
Disagree with the WOZ value? File an objection

Do you think the municipality has valued your home too high? If so, you can file an objection free of charge within six weeks after receiving the assessment. This can be useful if you want to reduce your taxes. Tenants can also file an objection, because their rent is partly determined based on the WOZ value.

New valuation report

Starting in 2027, the WOZ valuation report you receive from the municipality will change. Additional information will be included, such as data about comparable homes (so-called reference properties), market information from the past five years, and the contact details of the appraiser. This will give you better insight into how the WOZ value was determined.

In addition, municipalities will have to offer an informal contact moment before issuing the official assessment, so you can ask questions or share your opinion in time.

Not sure about your WOZ value?

You can easily look up your WOZ value via the WOZ Value Portal (WOZ-waardeloket). There you can immediately see what your home is worth according to the municipality. If you want more details, you can request a valuation report from your municipality.

Be careful with companies offering to file objections

There are commercial companies that offer to help you file an objection on a “no cure, no pay” basis. If your WOZ value is lowered, the municipality pays their costs. Always check the conditions carefully before working with such a party.
